Service Scope

BDS Chat provides a reference data API layer for Vietnamese real estate, starting with HCMC. The service includes listings, state land-price records, planning signals, administrative boundaries, legal references, risk flags, and data-trust grades.

No Advice

BDS Chat is not a brokerage, valuation firm, legal advisor, or planning authority. State land-price records, planning signals, risk flags, and data-trust grades are for reference and due-diligence support only. Users must verify listing, legal, planning, financial, and transaction details with the seller, broker, relevant authority, or licensed professional before decisions.

API And AI Channel Use

Partners must protect API keys and must not place keys in public client code, public repositories, screenshots, or logs. Public AI channels may use only approved read-only endpoints. The API must not be used to create legal, planning, valuation, investment, or listing-accuracy guarantees.

Data Limits

Current coverage focuses on HCMC. Listings may lack coordinates, title-document status, images, parcel details, or the latest status from the listing source. Planning data and state land-price records may have coverage gaps, update cycles, or require confirmation with the relevant authority.
